Office Building with Hotel
The Building as a living organism
In the centre of the design is the creative man.
To meet the needs of the individual employees and the future forms of use the office building is conceived as a living organism. The permanent workplace is replaced by novel and manifold communication fields. The openness of the information network finds its analogy in open and transparent working structures. Interchange and communication will be the central values. The personal daily exchange in the team serves every individual for better navigation in the unlimited information supply. The value of a firm is not longer defined through a huge number of quiet employees - the value lays in the creative power of the single persons and the quality of the team play.
Urban Context
The building follows exactly the façades and eaves lines of the urban master plan. Through the precise formed transparency of the east façade, the multiplicity of the building behind can bee understood without endangering the aimed unity. The tower at the north end of the long building completes the dynamic movement of the sea façade and forms a landmark to the Konrad Zuse square.
Working by the Lake
The magnificent side of the building-complex orientated to the sea is not occupied by the offices of the highest hierarchy but is dedicated to the team. No long rows of working desks can be seen behind the transparent façade, but scenes of meeting - scenes of relaxation and scenes of communication.
Team Base
The 4 meters wide structure offers space for casual and spontaneous communication - for design and experiment - for thinking and relaxing. The sea façade mediates the image of the new office environment. The visible office sceneries communicate the new ideas of the office work in the future.
Working over the Garden
Sheltered by the light structure in steel and glass the office floors develop in a open and independent way. The u-shaped inner courtyards allow a free view from all the windows over the garden on the water.
The garden is cool in the summer. The warm wind is stopped to enter the courtyards by the glass walls. The stratification of the layers of air preserve a comfortable climate over daytime. Additionally the evaporation is supporting the cooling effect.
Office Energy Concept
Corresponding to the optimal outer skin regarding building physics (low heat loss, sun protection on the outside, solution with inner courtyards for a good microclimate and buffer functions) the necessary supply of heating, cooling and ventilation is kept on a low base.
